Why it matters
Why Routine Maintenance Pays Off
Garage doors fail gradually and then suddenly. A spring loses tension, a roller bearing dries out, a hinge cracks, and the door keeps working until the day it doesn’t. Regular maintenance finds those small problems while they’re still small.
- Catches worn parts before they leave you stuck
- Keeps the opener from working harder than it should
- Confirms the safety reversal still works, which matters most with children and pets

Between visits
Quick Checks You Can Do Yourself
These take a few minutes and need no tools.
Watch and Listen
Run the door and look for jerky travel, a side that lags, or new grinding and scraping sounds.
Test the Reversal
Lay a roll of paper towels flat in the door’s path. The door should reverse when it touches it.
Test the Photo-Eyes
Wave something through the beam as the door closes. It should stop and reverse.
Look at Springs and Cables
From a distance: gaps in a spring or frayed cable strands mean call us. Don’t touch them.
Check the Bottom Seal
Daylight under a closed door means the seal is worn.

Frequency
How Often Should a Door Be Serviced?
For most homes, once a year is a sensible rhythm. Doors that cycle many times a day, doors on rental properties and commercial doors benefit from more frequent visits.
We’ll suggest a schedule based on how your door is used, not a one-size plan.

Maintenance Questions
Quick answers to common questions. Don’t see yours? Call (615) 500-0326.
How often should a garage door be serviced?
Many manufacturers and technicians recommend a professional inspection about once a year, more often for doors that cycle many times a day. Your own quick checks every month or two help catch problems between visits.
What lubricant should I use on my garage door?
Use a garage-door or silicone-based or lithium spray lubricant on springs, hinges, steel roller bearings and bearings. Avoid heavy grease, which collects dirt, and don’t lubricate the inside of the tracks; rollers should roll, not slide.
Does maintenance include repairs?
A tune-up includes adjustment, tightening, lubrication and safety testing. If we find a part that needs replacing, such as a worn roller or a fraying cable, we’ll show you and quote the repair before doing it.
Can maintenance make a noisy door quieter?
Often, yes. Lubrication and tightened hardware help. If the rollers are worn steel rollers, replacing them with sealed nylon rollers usually makes the biggest difference.
